Inspect Your Windows Frequently

This one may sound like a no brainer, but the more often you examine your windows, the more likely you are to get on top of damage before it gets out of control. Try to scan them every other week or so, and scrutinize all aspects of each window—the glass, sashes, frame, and wall surrounding the opening. Be on the lookout for things such as: 

  • Cracks
  • Moisture
  • Gaps

Seal Gaps Around Window and Frame

If you can feel even a slight change in temperature when you're standing near your window, chances are it isn't as airtight as it needs to be. This could be coming from one of two places: First, check that the window itself is tight against the frame. The weather stripping may have come loose and need replacing. This is an easy fix, and could save you on replacing an entire window.

The second place to look would be between the window frame and surrounding wall. If you notice any gaps, you'll want to add caulking around the perimeter to ensure no outside air is getting in, or the heat inside is escaping. Keeping your windows impermeable will increase the energy efficiency of your home, and keep energy bills down each month! 

Keep an Eye Out for Moisture Build Up

Another thing to be on the watch for is moisture build up in your windows. Typically accumulating in the lower corners of the glass, any moisture is a sign of poor insulation. Most windows have at least two panes of glass stacked together with air between, but if moisture has gotten between the two, they aren't insulating your home like they should. 

This could be an easy fix, and save you on purchasing brand new windows if caught early. If moisture isn't taken care of, it could result in mold or mildew, and you shopping for new windows unnecessarily. 

Clean Out Window Tracks

Maintaining clean tracks is another part of window maintenance homeowners should think about. When these tracks become covered in debris, dirt, or anything else, the overall ability of your window to open and close could become compromised. The longer you put it off, the harder it will be to get the tracks back to their original state, and once the window starts sticking as you slide it open or closed, it becomes susceptible to being damaged. 

A good cleaning regime would be to first clear out any loose dirt or particles before washing with a mild soap and warm water. Go the extra mile and coat your window tracks with a lubricating oil after you've cleaned them out!
